Eco-Friendly Home Sale Staging

Interest in more green options has become a major concern for businesses as consumers continue to step up and demand Eco-friendly choices. The same goes for the real estate market. If you are selling your home you may want to consider some easy green changes when staging your property. It is a way to show that you support a green environment and may make some extra coin for your efforts.

Green Buyers

If you do not already have Eco-friendly add-ons, any of these green additions could be the tipping point between someone purchasing your home or your neighbor’s.

According to a 2012 report by The Washington Post,

A “study involving an unusually large sample of 1.6 million homes sold in California between 2007 and early 2012 has documented that, holding all other variables constant, a green certification label on a house adds an average of 9 percent to its selling value.”

With this study being several years old now, it has been shown that the 9% increase has invariably risen. In fact, only in 2015 the National Association of Home Builders (NAHB) stated  that one of the top influencers of a home purchase was that on average, 88% cited energy efficiency a top priority.

NAHB Chairman Tom Woods, a home builder from Blue Springs, MO. commented on a study titled ‘What Green Means to Home Buyers: Perceptions and Preferences,’

“We have seen incredible growth in green and sustainable building over the years, and the results of this survey only further solidify the continued consumer interest in green building, and which attributes matter most to these buyers.”

Eco-Friendly Attractions

Whether it is conserving water or having an alternative electrical option, these Eco-friendly attractions may place you ahead of the pack. Add any of these to your home staging and be sure to advertise each change for optimal interest.

  • Smart Thermostat - Installing a smart thermostat enables increased energy efficiency and utility savings. Home buyers are currently looking for this popular feature.
  • LED lights - By installing LED lights you can point out to your buyer the savings and positive environmental impact.
  • Solar Panels - Solar energy is increasing exponentially. In fact, it has been reported that there are more people employed by the solar industry than the coal industry. According to the US Department of Energy (DOE), “a large Berkeley Lab study conducted in 2013, [] found that buyers were willing to pay $15,000 more for a home with the average-size solar photovoltaic system...”
  • Low-Flow Plumbing - Water waste has been addressed with a variety of plumbing fixes that enables some significant savings.
  • Low-VOC Paint - Volatile organic compounds can easily off-gas from conventional paint. Before sprucing up your walls choose low-VOC paints and be sure you let your buyer know of the advantages, particularly if they have children.
  • Eco-landscape - Staging your home does not just mean the interior. Adding a rain catchment system, compost bin, solar path lighting, and indigenous plants to your surrounding yard and garden can go a long way.
